By submitting a deposit, the guest agrees to abide by and shall cause all members of the rental party and/or guests of the rental party, to abide by the rules herein at all times while on the property.
Property: The property is furnished and includes (but is not limited to) a refrigerator, microwave, coffee pot, dishware, cookware, utensils, TV, linens, bedding, and towels. Any missing or damaged property will be charged to the renter at full replacement price.
Lease Term: Lease begins at 4PM on Check-In Date and ends at 11AM on Check-Out Date.
Minimum Stay: 2 Nights. Longer minimum stays may be required during holiday periods.
Owner Access: Owner shall have access to the property for purposes of repair or inspection. Owner shall exercise this right in a reasonable manner and provide notification as applicable.
Cancellations: Cancellations made at least 60 days before check-in will receive a 100% refund. Cancellations made 30 – 60 days before check-in will receive a 50% refund. No refunds for cancellations within 30 days of check-in.
Storms/Disasters: In the event of a winter storm or hurricane, guests will be issued a refund for any nights of their reservation that are impacted ONLY if:
The state or local authorities order mandatory evacuations from Stoddartsville. OR
A mandatory evacuation order has been given for the guest’s home residence.
Insurance: Traveler insurance is handled by a third-party provider. Owner is not involved in handling any claims or refunds for premiums paid to the third-party insurer.
Liability: The property is privately owned. Owners are not responsible for any accidents, injuries, or illness that occur while on the property nor the loss or damage of guests’ personal belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Payment: Payment may be made by credit card or PayPal. *If interested in returning for a future stay, contact us directly for alternate payment methods and potential discounts. RULES

Check-in is any time after 4PM. Check-out is 11AM.
Maximum Occupancy is 4 persons (2 additional children under 2 years allowed). No one outside the confirmed guest party is permitted to stay overnight on the property.
NO smoking allowed inside or inside any screened porches. Any evidence of smoking will result in a $250 cleaning fee.
Keep the property and all furnishings in good order and use appliances only for their intended uses. If there is a problem or malfunction, alert the owner immediately at the number above.
Dogs are permitted with payment of the $85 pet fee (see “Pet Rules”).
Parking is limited to 2 vehicle(s).
Housekeeping: The Cottage will be fully cleaned before your arrival and we provide linens (beds are freshly made), towels, and complementary soaps for guests. Do NOT take/remove towels or linens. There are no daily maid services for stays less than one week. We provide a weekly linen and towel change for stays of a week or more. If premises appear dirty or damaged upon Check-in, contact Adam or Lacy immediately!
Fireplace: Do NOT burn or throw trash, plastic, or anything other than fire starters or firewood in the fireplace.
Water and Septic: The septic system is very effective; however, flushing improper material may clog it. Do NOT flush feminine products, baby wipes, or anything foreign other than toilet paper. If it is found that feminine or foreign material have been flushed and clog the septic system, you will be charged damages for the full cost of repair, which may exceed $1000.

Pet Rules
Only dogs are allowed, no other animals.
Guest must pay pet fee of $85 which covers the entire stay.
Dog(s) must comply with the following specifications:
May not exceed 90 lbs.
Must be up-to-date on rabies and all other vaccinations. Tick control collars are recommended.
Dog(s) must be leashed at all times outside.
Guest is responsible for cleaning up any/all refuse in the yard or house. Dogs are not allowed on furniture at any time. Any evidence of pets on furniture will incur an extra cleaning fee of $25.
Dog(s) should be treated with a topical flea and tick repellent 3 days before arrival.
Guest is liable for all fees associated with necessary repairs/cleaning for any damages/stains caused by dog(s). Any related costs will be billed to the guest.
Do not leave dog(s) unattended for an undue length of time, either indoors or out. Never leave them unattended outside.
Homeowner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises. The Guest assumes sole responsibility for their pet while on the property.
